Asbestos garage: demolish it or just replace the roof?

If your garage is old, cracked or too small, it is fair to ask whether to knock it down instead. Here is how to think about it.

When replacing the roof makes sense

  • Walls, base and door are sound.
  • You still use the garage for storage, a workshop or a car.
  • You would like to add insulation, power or solar later.

When demolition makes sense

  • Walls are cracked, leaning or damp.
  • The garage is too small for a modern car or you want the space for something else.
  • Repairs would cost nearly as much as starting again.

Things to check before you demolish

  • Whether the walls are shared with a neighbour (check Party Wall rules).
  • Whether the base or other parts contain asbestos, such as old soffits, panels or floor tiles.
  • Where the waste will go and who takes it.
  • Whether any planning or building rules apply to what you want to build next.
